The Black Rock community is complex.

It’s made up of three different sections, totaling nearly 1000 acres of land. Black Rock “Proper” (the area inside the 2-rail fence behind the main gate) is the largest (650 acres), followed by The Estates (145 acres) and Polo Cielo (100 acres). There are specific areas with unique home size and design requirements, as well as varying CCRs and HOA rules and regulations for each.There’s a total of 400 homesites, ranging in size from .2 to 6.55 acres. Currently, there are 148 completed homes, with 33 more under construction (including 8 Flats and 8 Terraces), 12 homes that have been given approval, but haven’t yet begun construction, and 15 in the planning/approval process.

Black Rock “Proper"

The 2-rail fenced portion inside the main gate of the neighborhood - is 650 acres and a total of 332 building sites, with 71 Custom Homes completed, and another 16 currently under construction or awaiting final Design Review approval. Black Rock Proper also holds the various “Sub-Association” units. With the exception of Platinum Drive (4000 sq ft minimum), Custom Homes within Black Rock Proper must be a minimum of 2400 sq ft for a single level home, or 2800 sq ft for a 2-story home. 2026 HOA dues are $719.91 per Quarter.

The Estates

The Estates portion of the Black Rock Community is the area to the Northeast of Black Rock Proper, approximately 0.4 miles past the main gate. It’s a total of 145 acres and 24 homesites, plus a 20 acre parcel with paved hiking and golf cart trails plus a waterfront cabana with 12 boat slips. These additional features are for the exclusive use of Estates property owners only, and are not considered part of the common areas within the Black Rock Community.

Polo Cielo

Polo Cielo is the adjacent area to the west of Black Rock Proper, identified by the 3-rail fence and separate gated entry. It consists of 100 acres and 43 homesites. There are 14 Custom Homes completed, and another 2 currently under construction or awaiting final approvals. Custom Homes in Polo Cielo must be a minimum of 3000 sq ft for a single level, or 4000 sq ft for a 2-story home. Polo Cielo is also home to the new backup irrigation water retention pond with walking path. 2026 HOA dues are $719.91 per Quarter.

There are 11 Custom Homes completed, and another 2 currently under construction or awaiting final approvals.  Custom Homes in the Estates must be a minimum of 4000 sq ft. 2026 HOA dues are $719.91 per Quarter, plus additional shared expenses for use and costs of the waterfront cabana (24 property owners - Cedar Tree Point Association, $2,325/yr) and boat slips (12 boat slip owners - Lewis Dock Association, $2,250/yr.).

Black Rock Sub-Associations

Each of the Sub-Associations below fall inside of the Black Rock Proper portion of the community, and each have an enhanced List of Services provided by the HOA, above and beyond those provided as part of the “Master Association” dues. Services range from full landscape care, to exterior and driveway washing, to restocking of firewood. The intent is to provide a genuine “lock and leave” environment ideal for seasonal occupancy.

Built in 2003, the Cabins come in 2 varieties as well:

Terraces (Phase 11)

New to Black Rock in 2022, the Terraces (formerly the “Phase 2 Golf Cottages”) come in 2 floorplan options, but offer multiple pre-determined exterior finish packages. Each building holds 2 separate units with a shared wall.

  • 3bd | 3.5ba | 2556 sq ft | 1-car detached garage + golf cart garage | Qty: 12 (+4 under const.)

Flats

New to Black Rock in 2022 are the Black Rock Flats. The Flats are made up of four 4-unit buildings. The Flats come in 2 varieties:

  • Upper Flats | Qty: 8

        2+bd | 2.5ba | 2087 sq ft | 2-car detached

        garage +           

  • Lower Flats | Qty: 8

        2bd | 2.5ba | 1961 sq ft | 2-car detached

Building at Black Rock

  • The Black Rock development is nearly 1000 acres, and consists of 400 homesites.

 

  • Vacant Land prices typically range from $100,000 - $1,500,000. Prices vary based on location, size & view.

 

  • You can hold a vacant lot for as long as you want. There is no required time frame to begin construction.

 

  • Cost of Construction: Currently, we’re seeing the cost of construction to meet the minimum acceptable level of finish quality starting at $600 sq ft. That can vary depending on many factors including cusomization of a home, lot

        topography (site work, retaining walls),

  • There is no list of approved builders. You can work with whichever builder you choose, provided your home and landscape plan(s) are approved by the Design Review Committee (DRC), which meet monthly.

Membership & Ammenities

  • There are three categories of membership at the Club:                         Golf, Legacy and Social. 

 

  • Membership to The Golf Club at Black Rock is not required to buy property or live within the Black Rock Community.

 

  • The Golf Club at Black Rock amenities include: two clubhouses with restaurants & multiple pools, golf course and practice facilities, and private beach. Non-members have no access to The Club facilities unless a guest of a member. (This includes the tennis court, pickleball courts, swimming pools and beach.)

 

  • There is a nearby marina (Black Rock Marina) for mooring. It’s about 1.5 miles from Black Rock. The marina is open to the public. However, Black Rock Golf Club members are given priority in the annual allocation of boat slips.

 

  • Boat slips are available for non-member residents, which are based on availability. Typically, there’s a waiting list for non-members.  

        Slips cost approximately $5000/year.
